By accessing or using ROOST ("Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our Service. ROOST is operated by ROOST Ltd, a company registered in England and Wales.
2. Description of Service
ROOST is an AI-powered property management platform designed for UK landlords. Our Service includes:
- Property portfolio management
- Tenant and tenancy tracking
- AI-powered compliance assistance
- Legal notice generation (Section 8, Section 13, Section 21, etc.)
- Document storage and management
- Financial tracking and reporting
3. Account Registration
To use our Service, you must create an account. You agree to provide accurate, current, and complete information during registration and to keep your account information updated. You are responsible for maintaining the confidentiality of your account credentials.
4. Subscription Plans and Billing
4.1 Free Plan
The Free plan allows management of one (1) property with basic features. No payment information is required.
4.2 Professional Plan
The Professional plan is £29 per month and includes unlimited properties and full access to all features. A 7-day free trial is available, after which your payment method will be automatically charged.
4.3 Cancellation
You may cancel your subscription at any time. Cancellation takes effect at the end of your current billing period. No refunds are provided for partial months.
5. Acceptable Use
You agree not to:
- Use the Service for any unlawful purpose
- Upload false or misleading information
- Attempt to gain unauthorized access to our systems
- Interfere with or disrupt the Service
- Resell or redistribute the Service without authorization
- Use the Service to harass or harm others
6. AI-Generated Content Disclaimer
ROOST uses proprietary AI technology to assist with compliance and document generation. While our AI is trained on UK property law and regulations, AI-generated content is provided for informational purposes only and does not constitute legal advice. You are responsible for reviewing all generated documents and seeking professional legal advice where necessary. ROOST does not guarantee the legal validity of any generated documents.
7. Intellectual Property
The Service, including its original content, features, and functionality, is owned by ROOST Ltd and protected by copyright, trademark, and other intellectual property laws. You retain ownership of any data you upload to the Service.
8. Limitation of Liability
To the maximum extent permitted by law, ROOST shall not be liable for any indirect, incidental, special, consequential, or punitive damages resulting from your use of the Service. Our total liability shall not exceed the amount you paid us in the twelve (12) months preceding the claim.
9. Indemnification
You agree to indemnify and hold harmless ROOST Ltd, its officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Service or violation of these Terms.
10. Data Protection
We process personal data in accordance with UK GDPR and the Data Protection Act 2018. Please refer to our Privacy Policy for details on how we collect, use, and protect your data.
11. Termination
We may terminate or suspend your account at any time for violation of these Terms. Upon termination, your right to use the Service ceases immediately. You may request export of your data within 30 days of termination.
12. Changes to Terms
We reserve the right to modify these Terms at any time. We will provide notice of material changes via email or through the Service. Continued use after changes constitutes acceptance of the new Terms.
13. Governing Law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
